But as renowned property mapping guru Ho Chin Soon recently observed, that mantra now feels incomplete. In a world reshaped by ESG imperatives, global supply chains, and branding as a currency of trust, the new property mantra is location, timing, and branding.

Ho’s remarks came during a forum exploring the prospects of premium office buildings in Batu Kawan, Seberang Perai. Long dismissed as Penang’s industrial hinterland, Batu Kawan is now emerging as the state’s new centre of gravity.

The Penang 2030 Masterplan underscores that growth is not confined to the island but extends to the mainland, particularly Seberang Perai Selatan. The shift mirrors earlier transformations in Greater Kuala Lumpur, where Puchong, Putrajaya, and Cyberjaya evolved into thriving hubs, and more recently Kulai in Johor.

Location: The New Hotspot

Batu Kawan’s rise is no accident. Comprehensive planning has created a township that attracts multinationals and ambitious local firms moving up the value chain. Companies like Western Digital, LAM Research, Boston Scientific, BOSE, Honda and Bosch, to name a few, have already anchored themselves here, building factories that power the region’s economy. Retail giants such as IKEA, Harvey Norman, and Jaya Grocers have followed suit, ensuring that lifestyle amenities keep pace with industrial growth.

Bandar Cassia, the township within Batu Kawan, has become the focal point of this transformation. Once known mainly for the Design Village Outlet Mall, it now boasts a growing ecosystem of residential, retail, and soon, premium office spaces. The presence of popular Penang street food outlets has even silenced sceptics who feared Batu Kawan could never match the island’s culinary allure.

Timing: Prescience, Not Prematurity

Critics argue that Grade A office suites are premature for Batu Kawan. Yet timing here is prescient. As Ho points out, Penang’s locational centre of gravity has been shifting southeast from Bayan Lepas to the mainland, of late. Today, ESG compliance and global supply chain integration demand more than factories; they require offices that signal credibility to certifiers, auditors, and international buyers.

Agro-seafood firms, for instance, cannot rely solely on processing plants. They need boardrooms that impress, offices that meet GreenRE standards, and spaces that demonstrate professionalism. Timing is everything, and Batu Kawan is ready.

Branding: More Than Real Estate

Branding has become decisive in property. Occupying a Grade A suite in Batu Kawan is not just about square footage; it is a statement. For multinationals, it signals parity with global headquarters or a bridge to the world. For local firms, it conveys ambition, sustainability, and innovation. The sceptics who cling to the island bias miss the bigger story. Batu Kawan is no longer just “the other side of the bridge.” It’s where Penang’s next economy is being built — where industrial grit meets corporate polish, and where branding elevates infrastructure into status.
